Your first step is to meet with a qualified lender who can give advice on loan programs and monthly payments. I have a handful of lenders who have absolutely blown me away with their service and loan products, please contact me for a referral. Once you are pre-approved, I will help identify the best possible home while taking into account condition, commute time and resale value.
Absolutely! The pre-approval shows the seller that you’re a serious buyer and puts you in the best negotiating position. There is a big difference between being prequalified and pre-approved. A lot of lenders will just pre qualify you up front. I only work with lenders who will give you a fully underwritten approval to shop with. The seller’s agents look for things like that, so this will give you a leg up while searching.
The market is ever-changing. Sometimes it tips towards sellers and other times it favors buyers. It can even be different for homes just a few blocks away from each other. My expertise will ensure you get the house at the right price. Before we submit an offer, I will do a full analysis of the area and send you that report so we can make the most educated decision possible.
I always start with a buyer consultation. It can be over the phone or via facetime, but the best consultation is always in person. We will sit down together and discuss your wants, needs, fears, and everything in between. In person consultations are ideal because we can pull up homes on a large screen and get your search set together.
This is my favorite part! From the consultation, I will be sending you properties from the MLS. You will get your own “property portal” where you can mark your favorites and make notes on each property I send. Once we’re ready to start shopping, I will look at this list and take you to see all of your favorite homes.
From the consultation, I will get you connected with a lender you can trust. They will require some paperwork along with a very easy online application. Lenders can help you collect documents, improve your credit, and decide if any down payment assistance programs are right for you. During this time, I will still be there for you, answering any questions you have.
Once we find a home you love, it’s time to write an offer! I will send you a list of comparable properties in the area and we will discuss all of your options. Once we agree on an offer price, I will get it typed up and sent for your signature. The seller’s may or may not send a counter offer, which we can either accept, or counter back. I’m not afraid to negotiate, that is my second favorite part!
Once we come to an agreement with the seller, you are officially in contract on a home you love! There are a few more steps and about 14-45 days before I can actually hand you your keys, but you are well on your way to becoming an official home owner! That is definitely something to celebrate! I will be there for you the whole way through and even after we close.
